was born out of a mutual passion for design and a love for creating beautiful spaces. As long time friends Stacey and Miranda have spent nearly a decade helping friends, family and neighbors re-design and update existing spaces. Stacey’s eye for use of space and color coupled with Miranda’s ability to blend eclectic styles has proven to be a winning partnership. Stage 2 Sell is not your typical staging company. Stacey & Miranda will bring out the true uniqueness in your home and create a lasting impression for potential buyers. Along their journey, they wanted to make sure they had the credentials to be in the 'biz' - so they got to work. They not only hold HSR home stager & re-designer certifications, but they are member of numerous organizations, hold other certifications, and continue to seek out interior design, real estate, and staging certifications/training.
Miranda Comin has called Phoenix home for nearly 25 years. She has purchased remodeled and re-sold numerous homes in the Phoenix area over the last 15 years. With an eye for the eclectic, Miranda has the unique ability to blend different styles with a cohesive feel. Miranda also holds a B.A. in Psychology. This background has proven useful in understanding the needs of both the buyer and the seller when staging a home. After staying home with her kids and helping run her husband’s landscape design firm, Miranda has made a career doing what she loves.
Stacey Endres
Often called on by friends and family to assist in decorating or staging has led her to turn her passion for decorating into a career. Stacey holds a B.A. in Social Work, which gives her the ability to combine the love of helping people with her passion for design. Stacey has a flair for style, color and space planning that goes back as far as she can remember. She is passionate about home design and helping her clients obtain the best results possible. Stacey’s familiarity with the local real estate market as well as her keen design abilities and her impeccable attention to detail make her a great choice to help stage and sell your home.

We will create a lasting impression of your home and will work to ensure the highest price possible from prospective buyers. It is important that your home looks it's very best. Staging a home for sale is merchandising a home to appeal to a large variety of buyers. Furniture is moved around, personal pictures and collections are removed, and a few accessories are added to create a warm and inviting space in which buyers can visualize themselves living.

Consultation
We will spend an hour in the home and preferably with the home owner or real estate agent walking through the home and discussing needs, wants, goals, and expectations. We will conduct a thorough assessment of your property from the front curb to the back yard and everything in between. We will evaluate the home from the buyer’s eyes. We will review with you your home’s strengths and weaknesses and offer suggestions and recommendations of what you will need to do to prepare to motivate buyers. We will end the consultation with a proposal for further staging services if needed and a pricing proposal will be provided.

Occupied Home Staging
After the Staging Consultation has occurred, Staged 2 Sell may recommend some homework which may include items to put in storage, de-cluttering and painting where needed as well as any other cosmetic changes that were agreed upon. After you've had an opportunity to take care of these prerequisites, we'll come back in and stage the primary areas of the home, including the entryway, kitchen, family room and master bedroom/bath and depersonalize the rooms, rearrange your furniture and accessories to give them the model home look we're after. This will allow prospective buyers to easily imagine moving right in. We will then take beautiful photos for your marketing efforts.

Vacant Home
These address vacant homes, or homes without enough furnishings to properly stage all rooms. It is especially important to stage a vacant home as buyers rarely have the vision to imagine themselves living in an empty home. You don't need much furniture or many accessories to stage a home, just enough to define the space and allow the buyer's imagination to do the rest. Depending upon your budget, we can stage the entire home with full furnishings or focus only on the main areas of the home with a Touch of Staging.
Vacant Home -Touch of Staging
Accessories for the kitchen, which could include barstools, island accessories & place settings. Staging for three bathrooms. Accessories for Foyer, Fireplace and any other needed main focal points in the home. We will then take beautiful photos for your marketing efforts.
Vacant Home - Full furnishing Staging
We can stage the entire home and pick out each piece that best suits the home and your budget. The Staged 2 Sell Stager will pick out the needed rental furniture that will showcase your home, meet the rental Furniture rental movers at the home and direct where all the pieces should go. The Stager will bring in additional accessories in form of bed linens, wall coverings, plants, trees, table décor, pillows, throws, light furniture, knick knacks and additional pieces. The stager will spend a day or more adding these home accessories in order to finish “the look”. When the house is sold and escrow is almost closed we will then meet with Rental furniture movers and spend a day de-staging the home.

We will create a budget and shop for those accessories that serve as investments in the sale of your home. We know where to go and even get “Designer Discounts” on what we purchase for you.

De-Clutter
Staged 2 sell will work to reduce the number of items in your home so buyers can envision themselves living in it. When only 5% of the home population can actually visualize how beautiful a home can be or see past the clutter it is important to de-clutter, depersonalize, and organize your home.

Color Analysis of Your Home
We will work together in order to create a neutral but sophisticated palette throughout the home. Color consultations include both interior and exterior of the home.

Curb Appeal Analysis of Your Home
We will work together to make your homes curb appeal make a great first impression. In less than one minute, buyers will decide if your home will become their home. Many homes which are beautiful on the inside never get viewed because they lack curb appeal. Do not fall into the trap of letting a single buyer pass you by.
